Panattoni Netherlands has signed up CooperSurgical as a tenant for an 18,000 sqm distribution center at its new Panattoni Park Roermond (the Park) in southern Netherlands. CooperSurgical is a global leader in the fertility and women’s health industry offering a comprehensive range of innovative medical solutions to healthcare providers, including products, services, testing, and treatment options. CooperSurgical will take a long-term lease at one of two buildings under construction at the Roermond Park, which will serve as a distribution hub to support their EMEA and APAC regions.
The distribution facility, which is being built on the site of a former gravel stone production plant, will comprise of an office and a warehouse, including training rooms, and will be tailored to meet the company’s rigorous Environmental, Social, and Governance (ESG) specifications. It will be completed in line with high BREEAM-NL certification requirements, expanding CooperSurgical’s breadth of possibility while keeping their commitment to environmental sustainability at the forefront. The second building under construction comprises 25,000 sqm, bringing the total size of the Park to 43,000 sqm.
CooperSurgical’s Roy Wagemans, Senior Manager Global Distribution & Logistics, said: "Our new distribution hub incorporates several features to minimize its environmental impact, promote the biodiversity of the surrounding area, and enhance the well-being of our staff who will be working there. Other key criteria it meets include the Park’s strategic location close to the German and Belgian borders and the excellent transport connections by road, air, rail, and waterways. Our new base in Roermond will be an amazing visualization of the growth we at CooperSurgical have made. This facility will allow us to grow and develop even more in the future.”
Jeroen Gerritsen, Managing Director Panattoni Netherlands, added: “We are now entering the final phase of the construction; our team is working hard in partnership with CooperSurgical to create a building that meets both technical and sustainability requirements. During the construction process, we have only used materials that promote a healthy indoor climate, and the design also incorporates various measures that will contribute to the well-being of CooperSurgical's employees, such as air ventilation units, adaptable climate control, and shower facilities. We are pleased to sign up such a prominent industry leader as CooperSurgical as the first tenant at our new Roermond Park."
Collaboration
Panattoni Park Roermond is located on a site with a rich industrial heritage dating back to the early 20th century. The site was sold to Panattoni Netherlands by the regional development company Ontwikkelingsmaatschappij Midden-Limburg (OML). Both OML and Roermond Municipality played a key role in the redevelopment of the site and were consulted on the design and construction plans for the new sustainable business location. The complex will also include a bicycle parking area, car park with electric charging stations, and green areas to enhance the ecological value of the Park and support local biodiversity. The infrastructure in and around the complex has been designed to reduce any inconvenience for the surrounding neighborhood.
Mr. Franssen, Roermond Alderman: "The arrival of CooperSurgical to Roermond is a valuable addition to the medical technology sector in the region. Thanks to OML and Panattoni, conditions have been created for making the Roermond business community even more diverse. I am proud to welcome CooperSurgical here on behalf of the Roermond City Council.”
Sustainable construction process
Prefabricated building components are being used for the development to minimize the amount of waste generated on the construction site, while most – or 80% – of any remaining waste can be properly processed and recycled. The contractor is working in line with a protocol drawn up by a certified ecologist to create a favorable environment for local plant and animal species on the site.
Panattoni Park Roermond was designed by Architect Palazzo and is being built by Goldbeck Netherlands. CBRE and JLL acted as advisors to Panattoni and Colliers as advisor to CooperSurgical on the leasing transaction.
