In August 2021, construction will start for the distribution center located on DocksNLD in 's-Heerenberg in the border area of the Netherlands and Germany. A location with a special appeal for tenants of logistic real estate because from this place all of Germany, and beyond, is easily accessible. DocksNLD was introduced by the municipality in 2015 as a logistic hotspot and Panattoni Netherlands is now developing the last lot available at this border location.
DocksNLD is located along the A12 and the German A3 highway and 13 kilometers from the Oud-Dijk highway junction (A18-A12). In addition, the Rhine-Waal inland shipping container terminal and Emmerich station are located 5 kilometers away, which provides a direct and fast distribution connection via water and road to other logistic hubs in both the Netherlands and Germany. The distribution park is already home to renowned names such as Mainfreight, JCL Logistics, DSV, Rabelink Logistics and Pon Logistics. The Panattoni distribution center is available for rental.
The new development consists of a warehouse of 21,300 sqm’s, an office of 550 sqm’s and a mezzanine of 1,915 sqm’s. The distribution center has a clear height of 12.20 meters, a total of 21 docks and 35 parking places for trucks. The project is expected to be completed in May 2022.
The new complex will meet BREEAM's "Very Good" standard in terms of sustainability.
Jeroen Gerritsen, General Manager Panattoni Netherlands: “This is a good start for us in 2021. Since our start in 2020, our portfolio now consists of 8 projects in the Netherlands. The DocksNLD site also has the advantage that 17 million people live and work within a radius of 100 kilometers. This also gives us excellent access to both the consumer- and the labor market. For national- and international tenants, this location is the perfect pivot point between the Netherlands and Germany. On the route from Rotterdam to the German Rhine-Ruhr metropolitan region, it has everything it takes to optimize the logistics operation. ”
Walter Gerritsen, Alderman for Urban Planning and Deputy Mayor of Montferland: “The municipality of Montferland is now selling its last lot on DocksNLD to a renowned party such as Panattoni. This means that DocksNLD is sold out and the site has definitely put itself on the Dutch and European logistic map. The municipality of Montferland is happy with this new development and is looking forward to further development.”
