Description
In the logistics hotspot of the Netherlands, Waalwijk, we've developed a high-quality new Panattoni distribution center. Panattoni Park Waalwijk spans a total area of 12,588 sqm, comprising approximately 11,201 sqm of warehouse space, 575 sqm of office space, and 1,179 sqm of mezzanine floor, including 61 parking spaces. The park has a strong sustainability ambition and will be built in accordance with BREEAM-NL "Excellent" standards. The development is now available.
Location & Accessibility
Panattoni Park Waalwijk is situated within the 'Haven' industrial park. This is a modern and well-equipped multimodal industrial park, ideally located in the Rotterdam-Antwerp-Duisburg triangle, making it exceptionally suitable for both national and international distribution.
Among the companies located on this industrial park are CEVA Logistics, PostNL, SIG, Magna Tyres, Bol.com, and KLG Europe.
The property enjoys a highly favorable location near the on and off-ramps of the A59 highway. Waalwijk strategically sits near one of the most crucial transportation routes to the German hinterland. Access to the A58, A27, and A16 highways is quick and efficient via the A59 highway (exit 38 Waalwijk Centrum) and the Hooipolder interchange.
Barge Terminal Waalwijk
The nearby inland waterway terminal has the capacity to handle ships up to class 5. There are also plans to develop an additional barge terminal along the Bergsche Maas, less than 1 kilometer away from Panatoni Park Waalwijk.

Tilburg boasts a rail terminal with direct connections to China, Poland, the Port of Rotterdam, and the Port of Antwerp. Rail Terminal Tilburg, in conjunction with Barge Terminal Waalwijk and Barge Terminal Tilburg, ensures a high degree of flexibility and reliability for the transportation of goods.
Public Transportation
Approximately a 15-minute walk away, there is a bus stop with connections to and from the Waalwijk bus station.

Sustainability
Panattoni Park Waalwijk will be developed in accordance with the BREEAM-NL Excellent standard. The building will be gas-free and equipped with rooftop solar panels, a battery storage system, and an emergency generator. The solar energy generated can be used by the tenant and stored in the battery for later use.
