Panattoni, the leading logistics-industrial real estate developer in Europe, has announced the lease of an 16,065 sqm unit to ALDI Portugal in the north warehouse of its main project in Portugal ´´Panattoni Park Porto Valongo´´. The leasing agreement strengthens ALDI´s presence in the country with the opening of a new Distribution Center, which will optimize its logistics operations in a strategic location in northern Portugal.
The “Panattoni Park Porto Valongo” is a top-tier logistics park designed to meet the most demanding needs of the sector, with its flexible infrastructure making it an ideal space for companies requiring adaptable solutions, such as ALDI Portugal. This complex, Panattoni’s first project in the Portuguese market, has a total area of 76,209 sqm, spread across two buildings: a north warehouse of 26,400 sqm and a south warehouse of 49,734 sqm, positioning it as the largest logistics project in northern Portugal. With this leasing agreement, only one unit of 7,500sqm remains available in the north warehouse, while in the second building, measuring 49,734 sqm, modules starting from 12,450 m² are still available.
The park is built to the highest sustainability standards, with BREEAM “Very Good” certification. Equipped with low-consumption LED lighting and electric vehicle charging stations, the “Panattoni Park Porto Valongo” prioritizes energy efficiency and reducing environmental impact, enabling sustainable logistics operations. This makes the park an attractive option for companies looking to reduce their ecological footprint and improve their logistics performance.
In addition to its technical features, the park benefits from a strategic location just 25 minutes from Porto’s city center, with direct access to the main A41 and A4 highways. Its proximity to the urban center, Porto Airport (27.7 km), and other key locations like Lisbon (322 km) and Spain(128 km), offers ALDI Portugal and other potential tenants a prime position for distribution and last-mile operations.
ALDI Portugal’s decision to establish its logistics platform in “Panattoni Park Porto Valongo” underscores the company’s confidence in Panattoni’s modern and efficient infrastructure, which will allow the German chain to optimize its operations in the country and continue its expansion in the Portuguese market.
Gustavo Cardozo, Managing Director and Partner of Panattoni for Spain and Portugal, says, “We are very pleased to welcome ALDI Portugal to our first project in the country. This agreement not only reinforces our expansion in the Portuguese market, but also demonstrates the trust that large companies place in our real estate logistics infrastructure. We are confident that this logistics park will offer ALDI the best conditions to optimize its operations in the region and we are very pleased to be part of it.”
André Fradinho, Managing Director Supply Chain Management at ALDI Portugal, states: “this recent investment aims to strengthen and expand ALDI's distribution capacity in light of its significant growth in the national territory. This Center appears as a strategic and immediate response to the logistical needs arising from the increase in ALDI's presence in Portugal, guaranteeing a sustained and effective supply to our entire distribution network. This new infrastructure is part of a more comprehensive investment plan in logistics infrastructure, complementing other projects that ALDI Portugal already has in progress. The Valongo Distribution Center, with this privileged location, will play a fundamental role in strengthening response capacity and optimizing the supply chain.”
ALDI also ensures that the choice of “Panattoni Park Porto Valongo” reflects the brand's commitment to sustainability. This investment was carefully selected to minimize environmental impact, reinforcing the brand's values towards a greener and more efficient operation. ALDI continues to invest in sustainable logistics practices, reducing its carbon footprint and promoting more efficient and responsible transportation.
Cristina Almeida, JLL Markets & Capital Markets Porto Director, adds: "We are very pleased to have secured the placement of Aldi's distribution center at Panattoni Park in Valongo. This transaction underscores the confidence that major companies have in innovative and sustainable projects, reinforcing JLL's role in leading the logistics market in Portugal."
