Panattoni, Europe's leading logistics-industrial real estate developer, has just announced the acquisition of a plot of land of approximately 18,000 sqm in Alcalá de Guadaíra, province of Seville, on which it plans to develop a logistics project of 12,500 sqm of gross leasable area (GLA). Located in Los Palillos Industrial Estate, the development will include the construction of a logistics warehouse at risk, with the capacity to house one or two simultaneous logistics or industrial activities, thanks to two modules with a surface area of 5,500 sqm. In addition to the warehouse, 600 sqm will be available for offices.
Panattoni's new project will offer an ideal location, just 3 km from the SE-40, the ring road to the south and east of Seville, and the A-92 motorway, the great east-west axis of Andalusia. The development is most suitable for last-mile delivery due to its proximity to the Andalusian capital, 13 km away, and to the airport, 14 km away.
The project will be flexible and will include 15 loading and unloading bays for trucks and vans, and 140 parking spaces. It will also have a free height of 11.5 metres and a generous manoeuvring area of 39.5 metres.
Following the 'Lean & Green' plan, the development will enjoy an optimum environmental rating (BREEAM ‘Very Good’), and the roof of the warehouse will be equipped with 100 kW photovoltaic panels. The facility will have five chargers to supply clean energy to the electric vehicles in charge of last-mile delivery.
