Business Park Ostrov North

The modern 57,375 sqm hall serves as a highly automated distribution center for the spare parts market. From the outset, the project has followed the principles of sustainability – for example, operation powered exclusively by electric technologies without fossil fuels.

The project achieved the highest rating of Outstanding in the BREEAM New Construction certification. It is the first industrial building in the Czech Republic with carbon-neutral construction – emissions of more than 16,000 tons of CO₂ have been fully offset through local carbon credits. These credits are issued only after an annual independent audit by TÜV Austria according to the ISO 14064 methodology. The project demonstrates a real increase in the capacity of forests to store CO₂. The program is also based on the UK Net Zero Carbon Buildings Standard – the only one of its kind in Europe. The investment thus goes directly to the Czech forests of the Colloredo-Mannsfeld family, where it helps protect the forest, strengthen the resilience of trees and their ability to retain water, and support biodiversity in the landscape.

The building includes heat pumps, rooftop units, radiant panels, and intelligent lighting control. Thanks to the optimization of logistics processes and a reduction in the number of docks, an additional 5,400 sqm of green space has been created on the premises. The project is also ready for the installation of a large rooftop photovoltaic power plant.

ZF chose the location for its strategic proximity to Central and Eastern European markets, which significantly reduces transport distances and associated emissions. "Our new automated distribution center in Ostrov is proof of ZF's commitment to pioneering mobility solutions and sustainable operations. Close cooperation with Panattoni was key in transforming this brownfield site into a state-of-the-art logistics center," said Klaus Heidrich, Managing Director of ZF Aftermarket Ostrov s.r.o.

The project also takes a sensitive approach to the history of the site – in cooperation with conservationists, a dignified access route to the "Tower of Death" was secured and the archival documents found were handed over to specialist institutions. Panattoni Business Park Ostrov North is thus a symbol of the region's transformation from a coal-mining past to a modern, sustainable and technologically advanced future.
