A new site for production, construction and storage solutions: Starting in summer 2026, the logistics and industrial property developer, Panattoni, will begin construction on the Panattoni Park Schwerte as its first project in the city’s new municipal industrial park in the eastern Ruhr region. In Schwerte, flexibly usable hall spaces with modern technical equipment and office and social spaces for administrative tasks, perfectly tailored to the requirements of production-related companies, from production to assembly through to distribution, will be built on a total surface area of approximately 18,500 m².
A large hall space measuring 16,260 m², supplemented by 880 m² of office nad social spaces and 1,400 m² mezzanine space will be built on the approximately 37,600 m² property. A clearance height of 10 metres and expansive outdoor areas with 95 passenger vehicle parking spaces create ideal conditions for efficient processes and smooth operations.
The location also supports the new economic dynamic: At a strategic hub between Hagen, Dortmund and Bochum, only a few kilometres from the Westhofener junction (A1/A5), companies profit from short routes to the regional economic centres in the eastern Ruhr region. In addition, syngeries with the Panattoni Park Hagen, which is only eight kilometres away and currently under construction, will also be created.

The close cooperation with the city and TWS allows us to realise a project that not only offers flexibly usable spaces, but is also optimally integrated into the city’s urban development. This shows how urban planning and industrial development can go hand-in-hand.”
Municipal partnership for site development
The Panattoni Park Schwerte is the first development project in the new municipal industrial park. The close cooperation between the city and “TechnoPark and Wirtschaftsförderung Schwerte GmbH” (TWS) as the project owner and the developer played a central role. This is how a site grows that not only fulfils modern industrial requirements, but also supports the city’s urban development. Christoph Gutzeit, Managing Director of TWS, says, “With the Panattoni Park Schwerte, a clearly structured offer for companies is being created that offers modern spaces on the border to the Ruhr region and Sauerland. That, in turn, perspectively strengthens the creation of new jobs in Schwerte.”

Sustainability taken into account from the onset
In addition to functionality and flexibility, ecological aspects also play a central role in the development of new industrial properties. Among other things, the plans include fossil fuel-free heating, a photovoltaics system and the use of rainwater to irrigate the exteriors which have a natural design. A well-being area increases the quality of life for employees.
Panattoni will have the Panattoni Park Schwerte certified in accordance with the criteria set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen e.V. [German Association for Sustainable Construction] and is plans to obtain the DGNB gold certificate.
The start of construction is planned for the second half 2026 and completion slated for the third quarter of 2027.
