Panattoni, Europe's leading logistics-industrial real estate developer, has announced the lease of its 'Panattoni Park Valencia I' project, with an area close to 20,000 sqm, to the well-known Danish homeware retailer JYSK.
‘Panattoni Park Valencia I’, is located in the industrial area of Picassent, 15 minutes from the centre of Valencia, offering optimal solutions for warehousing, distribution and last mile delivery. It has direct access to the A7 and A3 motorways, and is located near the Port of Valencia and Valencia International Airport, offering a strategic asset to JYSK.
´Panattoni Park Valencia I' is a speculative logistics project and consists of two buildings of the highest quality and offers optimal sustainability solutions. The first warehouse has an area of 13,348 sqm, the second warehouse 5,407 sqm, and both have spacious office space on the ground floor. JYSK has decided to lease the two warehouses of almost 20,000 sq. m. of floor space, in order to optimize its logistics operations in Spain. The construction of the warehouses is scheduled for completion this month.
'Panattoni Park Valencia I' are among the most advanced warehouses built in the Valencian Community. It has a FM2 floor flatness and a free height of 11 meters, which allows the best use of the floor space for high storage. In addition, both buildings comply with the world's highest fire safety standards, guaranteeing an optimum response to any circumstance.
'Panattoni Park Valencia I' is adapted to the current nd future needs of the sector; it is equipped with 17 loading and unloading bays (12 bays in the first warehouse and 5 in the second), a large maneuvering area, and 189 parking spaces for vehicles.
The innovative characteristics of the buildings, which are located in an area where state-of-the-art logistics warehouses are scarce, also allows for the optimization of energy efficiency and environmental quality, two aspects that were key to JYSK's decision. In this sense, this logistics park is in the process of obtaining BREEAM 'Very Good' sustainable construction certification, ensuring its sustainability over time and the well-being of its occupants.
Both buildings can operate autonomously, with large skylights on the roofs and façades that allow optimal use of natural lighting and energy savings, as well as having clean energy generation systems through photovoltaic panels, a centralized building management system, energy and water consumption control and LED lighting.
Gustavo Cardozo, Panattoni's General Manager for Spain and Portugal, pointed out "our commitment to the Valencian Community is carried out with modern, innovative projects that come to satisfy a great demand for logistics land in an environmentally friendly environment. At a time when there is a shortage and few alternatives for developing new projects, Panattoni is there, at the leading edge, offering the best solutions to our customers. We are sure that these logistics warehouses will allow JYSK to optimize its activity in Spain and Portugal while minimizing operating costs, and will be the beginning of a long journey together".
Carlos Haba, Country Director of JYSK Spain and Portugal, stated: "this collaboration confirms JYSK's intention to continue with an ambitious expansion project in Spain and Portugal, opening more than 100 new stores in the next three years. This project will also mean the hiring of four people to cover all the operational needs of JYSK Spain and Portugal in its new external warehouse, which is an addition to the Distribution Center that the company already has in Cheste”.
