
Panattoni, Europe's leading logistics-industrial real estate developer, today announced the construction of a new logistics platform in the province of Burgos, specifically in the city of Miranda de Ebro. The total surface area of the complex will be around 131,000 sqm of gross leasable area, to be built in two phases, of which 127,773 Sqm will be used for warehousing and almost 4,000 sqm can be used as offices. This development, which is scheduled to begin construction this summer, represents an investment of more than 90 million euros and is a clear reflection of the company's strong commitment to Castilla y León.
The initial project will be built on a 284,779.55 sqm site and will consist of two flexible buildings that can accommodate up to 8 different tenants as well as logistics and industrial activities. Given the growing demand for XL logistics facilities, this site also allows the company to develop a single 142,000 sqm building, linking the 2 phases, which could be one of the most strategic and active transport hubs in the Iberian Peninsula.
Panattoni Park Miranda de Ebro' will have a free vertical storage height of 11.5 meters; 156 loading and unloading docks (72 in the first phase and 84 in the second stage of construction); 35 meters of maneuvering beach for trucks; 1,292 parking spaces for cars and 24 parking spaces for trucks. As Panattoni reminds us, the urban planning regulations of Burgos allow flexibility in terms of size, shape, buildability and maximum height, so it can be a very suitable asset for a BTS project that can address the needs of the most demanding tenants.
It is no news that the Spanish market is facing a crisis of shortage of large plots for XL warehouses. The construction of this new Panattoni project is a response to the high demand and low supply of logistics facilities in neighboring areas, both in Spain and France, arousing the interest of French retailers and entrepreneurs who choose to set up in these border areas.
