Panattoni & ADM’s first project: the revitalisation of a 15 ha industrial brownfield in Beauvais

Today Panattoni has announced the acquisition of a 15 ha former production and storage site for automobile spare parts in Beauvais (60), which is to be entirely revitalised in its first joint development with ADM.

European industrial real estate market leader Panattoni has today announced the acquisition of a 15 ha former production and storage site for automobile spare parts in Beauvais (60), which is to be entirely revitalised in its first joint development with ADM, a company that exclusively specialises in the remediation and upgrading of brownfield sites. The large-scale project, located on the edge of the Ile-de-France region, will be carried out according to thorough environmental principles.

Panattoni is making its first investment in France with this acquisition, which was identified and managed by ADM, of a 10 ha industrial site and 5 ha of agricultural and natural land. The buildings, which fell into disuse several years ago, are to be demolished and recycled in situ this coming winter and the industrialised area is to be remediated. The whole project is to be carried out and developed by ADM and Panattoni.

The old disused buildings will give way to a new 45,000 sqm, state-of-the-art logistics centre, developed within a sustainable manner, with features designed for optimal environmental efficiency: the preservation of the agricultural use, the optimisation of built-up land, asbestos removal and site decontamination, the recycling of demolition materials in the construction process, the installation of photovoltaic panels on the roofs, and the autonomous management of rainwater to prevent wastage are some of the solutions that will be employed aimed at reducing the environmental footprint of the project. These measures were integrated into the design of the project since its inception and are in line with the principles of the ‘Afilog Charter of Reciprocal Commitments’ in terms of environmental performance, which Panattoni, a founding signatory of the Charter, and ADM have committed themselves to.

“With this first project in collaboration with ADM, we have the opportunity to demonstrate the efficiency of Panattoni’s decision-making and our ability to work in a partnership. Our development strategy prioritises projects with a low environmental footprint, and brownfields allow us to tick all the necessary boxes for this,” explains Salvi Cals, the managing director of Panattoni France.

The target is to achieve BREEAM ‘Very Good’ accreditation for this logistics centre, whose construction will be launched in summer 2022. The partnership has also committed, together with the BiodiverCity® association, to a biodiversity approach for this site. The objective is to conserve and improve the biodiversity of the several hectares of natural wooded land, while retaining the original trees and farming on the agricultural land.

“This joint development with Panattoni is a reference project for ADM. It exemplifies the positioning and strong convictions that inspired the founding of ADM. Our strategy is to rehabilitate and convert derelict sites that have reached the end of their previous life cycles, through real estate projects with high added value. We hold these convictions for sustainable (re)development as a solution to the urban sprawl blighting our natural and agricultural areas," says Marceau Pinault, the founder of ADM.

The Allonne Saint-Mathurin site is located in the borough of Allonne, on the outskirts of the city of Beauvais, with immediate access to the A16 motorway. It is therefore an ideal location for serving the Paris region and the north of France.

"In a context of scarcity of supply, the revitalisation of industrial wasteland makes it possible to develop an adapted land supply by responding to new environmental challenges", adds Fabrice Basnier, Director of Logistics Transactions, SCLS, JLL France
