With the City Dock® Neuss, Panattoni is sending a strong signal with regards to the reintegration of urban industrial sites into the regional economy. On the site, which measures approximately 77,750 m² and was previously used by the US corporation, 3M, a modern business park will be built that brings companies close to their customers and employees. The ground-breaking officially kicked off the construction of the largest City Dock® project to date. Directly outside Düsseldorf, the industrial and commercial property developer, Panattoni, will offer 22 flexible-use units, available short-term and ideal for light industrial companies, SMEs and start-ups.

Plenty of space for new companies to establish themselves and plans for expansion: Approximately 32,600 m² of hall and flexible‑use space as well as approximately 6,900 m² of office space will be available to future tenants. The modular City Dock® structure, consisting of flexibly divisible units measuring between 1,200 and 2,300 m² allows for a wide variety of uses, from urban production processes through to storage and distribution of goods. Industrial companies and their employees enjoy all of the benefits of the urban environment and can simultaneously expand and further develop their space based on their individual needs. Due to the location close to city, the site offers an excellent connection to Düsseldorf, the A46 and A57 federal motorways as well as the harbour in Neuss. The site is also comfortably reachable by car, public transit and bicycle.

Moreover, there are local recreation options directly outside the door which is noteworthy for the urban area, particularly for an industrial site: In the future, a portion of the formerly 85,000 m² site will be used by the city which will build a new path and green belt there as part of the Landesgartenschau [State Garden Show] 2026. The start of construction on the project was preceded by close collaboration with the City of Neuss. As part of the collaboration, a resilient development and infrastructure concept was developed that forms the basis of the current development. “The City Dock® Neuss is an important component in the further development of our city,” says Reiner Breuer, Mayor of the City of Neuss. “We are pleased that a modern, sustainable industrial concept is being established here that creates space for medium-sized companies, start-ups and innovative business models.”

A central element of the development is the sustainable design. Panattoni will have the City Dock® Neuss certified in accordance with the criteria set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen  e.V. [German Association for Sustainable Construction] and is plans to obtain the DGNB gold certificate.

That is why the fact that we are breaking ground on the largest City Dock® to date is particularly exciting for us,” says Fred‑Markus Bohne, Managing Partner at Panattoni DACH and Nordics. “The close and constructive collaboration with the City of Neuss and 3M was key to considering the needs of the region in our planning.”

The completion of industrial park is slated for the second quarter of 2027. Colliers will act as lead maker and let the newly developed spaces.
