Panattoni's first logistics and industrial property in Sweden is ready

Panattoni Park in Enköping has received an approved final inspection of 68,000 square meters of warehouse and logistics space. In less than a year, Panattoni, Europe's largest developer of logistics and industrial properties, has developed a modern and flexible property with low operating costs and sustainability certification according to BREEAM Excellent.

The newly produced logistics and industrial property in Enköping is located with direct connection to E18 and national highway 55. The building is 68,000 square meters in size, of which 9,700 square meters is a warehouse mezzanine. The entire building will be heated using geothermal energy while the roof is prepared for the installation of solar panels. This, in combination with the fact that the building's power output is balanced by AI, means opportunities to keep consumption and operating costs low. A future tenant could be basically self-sufficient.

-This is Panattoni's first completed project in Sweden and it has gone incredibly well. The collaboration with YLAB has been pursued with high commitment, resulting in an efficient organization and process. At most, we have had 100 professionals on site at the same time, and since we build on speculation, we can constantly tweak the solutions and, among other things, have been able to make the project even more sustainable. This property will set the standard for all our projects going forward. And we are constantly striving for even more innovative solutions, says Andreas Gibrand, Head of Construction at Panattoni, and responsible for the construction of Panattoni Park Enköping.

The property will be certified with sustainability standard BREEAM Excellent. Some of the building's sustainable aspects, in addition to the geothermal heat and the preparation for solar panel installation, are that meadow grass, trees and bushes have been planted on the green areas. All the trees that could be saved are still standing and stone rubble from the excavation work has been piled up to provide shelter for animals, logs have also been piled up to favor insects.

- I am very proud of Panattoni's organization and what we have managed to achieve in barely a year. After such a short time since its establishment on the Swedish market, Panattoni can now accept tenants for occupancy of a total of 68,000 square meters. It was a pilot project that became a real flagship. Right now, we are also producing within the golden triangle - Mälardalen, Gothenburg and Skåne - no less than 230,000 square meters of effective space, which we will be able to continuously supply to the market and offer customers in direct need of logistics solutions, says Fredrik Jagersjö Rosell, Managing Director Panattoni Sweden.

The building consists of a total of 68,000 m2 with a CO2 footprint 52% lower per m2 than the SGBC guideline for logistics buildings. 9,700 m2 is a warehouse mezzanine which is distributed along the two long sides. In connection with each entrance, the two concept offices are also located on the mezzanine. The property offers outdoor storage of around 25,000 m2 as well as cargo yards on both sides of the property, which enables continuous flows. The areas can be distributed among one to five tenants from approximately 5,000 m2.
