The site boasts an excellent connection to the main airports, ports and motorway network: located 0.2 km from the motorway exit, the new development benefits from efficient connectivity with the A4 and A5 motorways to the south towards Turin and Genoa, and to the east towards Milan and Verona, while the borders with France (via the Mont Blanc Tunnel or the Fréjus Tunnel) and Switzerland (via the Great St Bernard Tunnel) can be reached in 2-4 hours.

The new facility, with BREEAM Very Good certification, will consist of a warehouse of 85,809 m² – with a net height of 12 metres under the beam, LED lighting, a roof with 4.2 MWp photovoltaic panels, large outdoor spaces and leisure facilities for employees – and office space of 4,022 m².

Sustainability

The project's commitment to sustainability

The project involves the reuse of an industrial site, emphasising its commitment to sustainability with the achievement of BREEAM Very Good certification.

The landscaping project

The landscaping project for the new logistics centre in the municipality of Scarmagno was created with the aim of reducing the impact of the building by integrating it into the local area, respecting nature and the historical heritage, through new green areas, cycle paths, spaces for the community and noise barriers.

In addition, strategies have been planned for the chromatic mitigation of the logistics centre - following a ‘pixel approach’, with a gradual shading of colours from the brown/green of the ground to the blue/grey of the sky -, and for the placement of the photovoltaic panels on the roof, emphasising the original pattern of the Olivetti grid, in order to reduce its visual impact.

Particular attention has been paid to the access booth, which has been suitably restored and remains as the only existing evidence of the original building.
