Panattoni’s newest project to be built in Gyál

Panattoni, Europe's leading industrial real estate developer, is building a 64,000 sqm warehouse complex in Gyál in two phases. Construction will start this year, with a planned handover in the last quarter of 2024.  The park is located at the junction of the M0/M5 motorways, 18 km from the centre of Budapest.

One of the attractive features of the Panattoni Park Budapest - Gyál single-building warehouse complex is that it is located only 18 km from the city centre and 17 km from Budapest Ferenc Liszt International Airport with quick access to all motorways in Hungary via M0.

Another attraction is that the project is expected to obtain the BREEAM "Excellent" certification, so it meets the highest sustainability standards. Panattoni is a market leader in Europe, delivered more than 9 million square metres of certified sustainable space. The company is committed to achieving net zero operational carbon emissions from all new developments by 2025. This commitment includes the project of Gyál.

Sustainability is already at the heart of the construction process: with land extraction and filling – some 103,000 m³ of land – being optimised to minimise the amount of land taken in and out, reducing the associated emissions. Runner plants will be planted on the southern façade of the building. Inside, large windows will be installed and smart energy management systems (electricity, water) will be introduced by the developer, while trees and shrubs will be planted on 50 per cent of the site with wildflower grassing among them. The green area of the complex will be around 34,000 sqm with the explicit aim of achieving biodiversity and protecting the ecosystem. Green transport solutions are also favoured with electric vehicle charging stations and bicycle storage.

The warehouse will have a ceiling height of 12 metres, a floor load of 50 kN/sqm and one dock per 800 square metres. The smallest rental unit in Panattoni Park Budapest - Gyál complex will be 3000 sqm. The developer will tailor each unit to the needs of the tenants and the building will also be suitable for warehousing and manufacturing functions.
