All 17,000+ square meters across four state-of-the-art warehouse units have been leased, with seven companies now operating within the complex. The project's success is driven by its strategic location, sustainable construction, and the continued market demand for high-quality last-mile logistics hubs in the Budapest metropolitan area.

Panattoni Hungary, the local subsidiary of the world’s leading privately owned industrial real estate developer, launched its operations in Hungary with this Törökbálint development. Completed in just nine months, the next-generation logistics center set a new standard in the Hungarian industrial property market through its advanced technical specifications, sustainability-focused design, and exceptional operational flexibility. While the company has since delivered several major BTS developments in Hungary, Panattoni City Dock Törökbálint remains one of the flagship assets within its national portfolio.

Despite ongoing geopolitical and economic challenges, demand for premium industrial space remains strong across the region — particularly in Hungary, where this segment continues to outperform. Kemenes also emphasized the importance of location in the project’s success. Situated just 12 kilometers from central Budapest with direct motorway access, Panattoni City Dock Törökbálint serves as an ideal base for sectors such as food logistics and pharmaceuticals, where last-mile urban delivery is now standard. The site is a natural choice for tenants seeking fast service, sustainable operations, and streamlined inventory management.

The center’s current tenant roster includes companies from the food, automotive, and environmental sectors — among them Pharma Pack, Bidfood, Eviron, Fuchs Oil, and Petkus. Recently, CHS Hungary — the country’s largest IT distributor — and a Chinese automotive supplier have chosen Panattoni City Dock Törökbálint. This diverse tenant mix illustrates the flexibility of the development and its appeal across multiple industries.

According to tenant feedback, Panattoni City Dock Törökbálint stands out for its rare combination of modern infrastructure, strategic location, and high functionality. Some new tenants are leveraging the facility not only for warehousing but also as a direct customer interface — further proof of its adaptability and versatility.

Sustainability and Innovation

The four-building complex — totaling 17,300 sqm — is equipped with cutting-edge technical systems that meet the highest expectations for modern industrial infrastructure. A key objective of the development was to ensure long-term sustainability, culminating in a BREEAM “Excellent” certification. This label guarantees energy efficiency, environmentally conscious operation, and low maintenance costs.

Sustainability was a guiding principle throughout construction. The buildings feature low-flow sanitary fixtures, leak detection systems, and intelligent energy management technologies. A significant portion of the site has been landscaped with trees, shrubs, and wildflowers, maintained via an automated irrigation system. The facility also promotes sustainable transport with EV charging stations, car-sharing parking bays, and secure bicycle and scooter storage.

The design of the office spaces prioritized natural light, with large windows that enhance both energy efficiency and employee wellbeing. Acoustic elements within the interiors also comply with BREEAM standards, ensuring a comfortable and productive working environment.
