Panattoni, the leading project developer for industrial and logistics facilities in Europe, is developing a business park according to the ‘City Dock’ concept in Hanover on a plot of roughly 47,000 sqm, with approx. 16,400 sqm of warehouse and production space, approx. 3,600 sqm of office space and 3,600 sqm of flexible space.
The flexible space is directly below the office space and can be adapted and used according to the tenant’s individual needs. A total of five separate buildings measuring 8.20 m in height (to bottom of girders) are being constructed, providing space for up to 13 business park units of 1,000 sqm to 1,800 sqm in size. The City Docks are being developed in accordance with Panattoni’s exacting standards of quality as well as the gold standard of the German Sustainable Building Council. The sustainable building project is being carried out in close cooperation with the City of Hanover as well as its Environment and Urban Green Space Department and its Climate Protection Unit.
The plot is roughly 20 minutes’ drive from Hanover city centre and boasts excellent public transport links as well as easy access to the A2 and A7 federal autobahns and the B65 federal road. The brownfield site used to belong to the former chemical company Kertess Chemie.
The revitalisation by Hagedorn will return the site, which has sat disused for three decades, to commercial use. Extensive measures are required to repair environmental damage and remove contaminated ground. A five-tonne World War II aircraft bomb was also found on the site and it has now been successfully defused.
For the complicated conversion and development work, Panattoni is partnering with the Hagedorn Group – a full-service provider for demolition, remediation, civil engineering, waste disposal and material flow management – who will be responsible for cleaning up the site. Axel Köster, Head of Hagedorn Revital GmbH, had the following to say about the joint development project: “We are delighted to be working with Panattoni on this revitalisation project in Hanover. We will be creating space for the new while not sealing any new areas of natural land.” Work by Hagedorn will be completed by mid-2022. Panattoni expects the City Dock to be fully completed by the start of 2023.

The City Dock in Hanover is the latest out of seven such projects being undertaken by Panattoni at present. Other innovative business parks are being created in Berlin, Baden-Wuerttemberg and North Rhine-Westphalia.
