Panattoni buys land in Annopol, Warsaw, and develops another City Logistics park

Panattoni, market leader in industrial real estate in Europe, has bought an 8.2-hectare site in the Annopol neighbourhood of Warsaw to develop City Logistics Warsaw IV, featuring approx. 40,000 sqm. The facility’s attractive location, next to the S8 route, will ensure efficient domestic and international transport. There will also be a tram terminal in the direct vicinity of the building. City Logistics Warsaw IV is the sixth project of this formula in Warsaw.

Close to the people, close to Europe. City Logistics Warsaw IV in an ideal location. City Logistics Warsaw IV will be built on an 8.2-hectare site and will consist of two halls totalling 40,000 sqm. The project will enjoy an excellent location, right next to a tram terminal. It means that the future employees of the park will be able to get to the city centre in about 30 minutes. Moreover, the Bródno station on the second line of the Warsaw Metro – currently approaching completion – is less than 2 km from the project. City Logistics Warsaw IV will be close to the S8 route, making for convenient transport to major logistics centres in Poland – Białystok, Poznań, and on to Germany.

The advantages of the location are also emphasised by Marek Dobrzycki of Panattoni Europe: “Bringing our new investment to Annopol comes with several benefits. Firstly, it is an excellent base for tenants, thanks to the direct connection with Białystok and Poznań, and further on Germany. Secondly, the facility will be very well connected with the rest of the city, which will guarantee labour accessibility. The tram connections and the Bródno metro station nearby will make it easy to get here from nearly anywhere in the capital city”. He then adds: “It is also worth remembering that Annopol is a historic industrial neighbourhood of Warsaw, and our facility will not interfere with residential development. All this makes for an excellent climate to do business at City Logistics Warsaw IV.

City Logistics revisited. Panattoni not slowing down. City Logistics Warsaw IV marks the sixth City Logistics investment in the capital city. In addition to Warsaw, such projects are being developed in Wroclaw, Katowice, Łódź and Poznań - to date, the developer has delivered approx. 200,000 sqm of space in the City Logistics formula, and has an additional 100,000 sqm in the pipeline.

Panattoni Europe’s strong activity in this area is in response to the growing demand for facilities within urban agglomerations. With the growing numbers of big-city dwellers and burgeoning popularity of e-commerce, businesses want to be as close to their customers as possible.
