Panattoni announces a logistics project of more than 31,000 sqm of GLA in Alzira, Valencia

Panattoni, Europe's leading logistics-industrial real estate developer, has just announced the acquisition of a 50,000 sqm plot in Alzira, Valencia, for the development of Panattoni Park Valencia II, its second logistics project in the Valencian Community. This is a logistics construction at risk that will include a 30,000 sqm GLA warehouse, which will offer the possibility of housing from 1 to 4 different industrial activities, depending on the needs, in modules of 7,500 sqm. In addition to this warehouse, an office building will be developed with 1,150 sqm of GLA, with the possibility of housing up to four modules from 288 sqm. The delivery date is scheduled for the first quarter of 2023.

This logistics park is Panattoni's new commitment to the south of Valencia, where different outer rings are beginning to take shape. Panattoni Park Valencia II is a project with a strategic location as part of the Mediterranean corridor. The plot will have very good access to the AP7 and A7, being 40 minutes from the city and the Port of Valencia, an important port in Spain which handled a total of 5,42 million containers and 80,88 million tonnes of goods only in 2020.

The building will help to meet the demand for logistics space in the area, where, according to the latest market reports, there is no availability of modern logistics warehouses with loading docks that meet current BREEAM energy certification standards. In this sense, Panattoni's second project in Valencia will be a state-of-the-art one and will feature all the latest innovations in logistics and sustainability, and will be optimised for logistics and industrial use.

It will be a flexible building with 40 loading and unloading docks for trucks and vans. The warehouse will have a clear height of 11 metres and 32 metres of manoeuvring space. In addition, it will be designed to combine cross-dock activity to improve the last mile processes, as the remaining unbuilt plot will be used for the development of a 315-space car park to speed up the flow of vehicles for the allocation and delivery of orders.

Gustavo Cardozo, Panattoni's Managing Director for Spain and Portugal, commented that "we are very pleased to be able to develop a second project in Valencia. Panattoni Park Valencia II will help meet the needs of customers in the area, as there are no warehouses with the same characteristics nearby and all the innovations for cross-dock activity will be applied to it".

Panattoni continues to apply its 'Lean & Green' plan, so the building will also have BREEAM 'Very good' energy certification. The project will have a 100kW photovoltaic installation per building and it will apply an intelligent use of resources. It will also install 10 electric vehicle chargers per module, offering 40 chargers in total, with the aim of boosting the use of electric vehicles for last mile delivery.
