City Logistics Wrocław I – 36,700 sqm leased and additional 25,000 sqm starting.
Panattoni Europe, market leader in industrial real estate in Europe, steps up activities at City Logistics Parks. In Wrocław, the developer has completed phase one of City Logistics Wrocław I, with 36,700 sqm built and fully leased, and as of August works are starting on phase two – to deliver an additional 25,000 sqm. The facility tailored to the needs of tenants seeking small units will be ready in Q1 2020.
City Logistics Wrocław I – one of five projects of the City Logistics Parks concept – is going to get bigger. The existing and fully leased space in two buildings totalling 36,700 sqm will be extended by an additional 25,000 sqm in three facilities. It shows the interest of tenants in facilities located within administrative limits of large urban areas, and the appeal of small units – between 1300 sqm and 1500 sqm – offered by Panattoni Europe at City Logistics Wrocław I. This format is chosen by companies representing the e-commerce sector, inner city distribution and light manufacturing. To fulfil the market needs as quickly as possible, construction on the next phase of the project is planned to start this August, and its completion is anticipated in early Q1 2020. At full build-out, City Logistics Wrocław I will comprise 6 buildings totalling 97,557 sqm of space.
Opening and extending city logistics parks is the company’s response to the needs of businesses which want to get closer to their customers. According to Marek Dobrzycki, Managing Director from Panattoni Europe: “Our City Logistics Parks format provides for facilities in attractive locations – on the one hand, close to the city, and on the other, in the vicinity of exit routes. They are delivered in line with the principles of Small Business Units, which attracts small and medium-sized enterprises. They are also an excellent choice with a view to the needs of last-mile logistics and inner-city logistics. These days, one of the ways to win business is to deliver products fast, and that is why City Logistics Parks are such an attractive proposition”. He then adds: “Panattoni Europe has 5 such facilities under development and each one is hugely popular with tenants, which confirms the need for city-based projects”.
Big cities are waiting for City Logistics. Panattoni is consistently developing its portfolio of City Logistics Parks projects. The developer has fully implemented four complexes, and one is under development in three key regions of Poland - to date, 116,506 sqm in city logistics parks have been delivered. Apart from the City Logistics Wrocław I, delivered in Wrocław, the developer has facilities in attractive locations in Łódź and Warsaw. As many as three logistics centres are being built in the capital city. City Logistics Warsaw I is just 4 km from the upcoming S7 route, which will connect Warsaw with Krakow to the south and Gdańsk to the north. Another investment in the largest city in Poland is City Logistics Warsaw II, whose location (1km from the S8 expressway) will provide a convenient connection with major urban centres in the country – Łódź and Wrocław – as well as the biggest city in eastern Poland – Białystok. Moreover, just 6 km from the Okęcie airport, Panattoni Europe is developing City Logistics Warsaw Airport, neighbouring on the “Opacz” junction connecting S2 and S8 expressways. The combined space in City Logistics Parks in Warsaw will exceed 50,000 sqm. In addition, the developer is building a city logistics park right in the heart of Łódź, just 4 km from its centre. The 35,573-square-metre facility is situated 6 km from the A1 motorway connecting the north and south of Poland, and 30 km from the A2 motorway connecting Warsaw and Berlin.
City Logistics Wrocław I. An irresistible location. It is no wonder that all of the space, nearly 37,000 sqm, delivered to date at City Logistics Wrocław I has been taken up. The location shares all the qualities sought by tenants. It is within administrative city limits, just 8 km from the centre, providing an excellent platform for inner-city logistics as well as attractive workplace for the inhabitants of the capital of Lower Silesia. The location is also convenient for nationwide and international transport. City Logistics Wrocław I lies just 2 km from the A4 motorway – extending from the south-eastern to the western border of the country – and 4 km from the Wrocław motorway bypass A8.
