Panattoni to develop production and logistics park in Wörnitz

Panattoni, the leading project developer for industrial and logistics properties in Europe, is in the process of planning a production and logistics facility on a 81,000 m² plot in Wörnitz in Middle Franconia. The site enjoys excellent transport connections: it is situated close to the junction of the A6/A7 motorways between Heilbronn and Nuremberg, just one kilometre from the motorway exit for Wörnitz.

Panattoni plans to create two multifunctional premises for the Middle Franconian business park, offering a combined 40,400 m² of production and logistics space, plus 1,760 m² of office space and 3,855 m² of mezzanine storage space. The project developer has coordinated with Wörnitz municipal council to develop a series of special measures that will ensure the Panattoni Park integrates seamlessly into the local area. Consequently, the two opposing buildings will have a sound-absorbing design, while the circulation areas and parking spaces for HGVs will be surrounded by a noise barrier. The façade features graded green tones and is designed to help the site blend into the surrounding countryside.

The concept aims to provide maximum flexibility with regards to the premises’ potential uses and its ability to adapt to different tenants’ needs. It also satisfies all expectations in terms of sustainability; the designs for the new commercial premises implement the requirements of Gold certification from the German Sustainable Building Council (DGNB) in full. Traffic circulation areas will be kept to a minimum and feature a permeable design to limit the impervious surfaces on the site.

Friederike Sonnemann, First Mayor of the Municipality of Wörnitz, emphasised importance of the project for the entire region: “The new development harbours great potential for Wörnitz as a business location. Companies already settled in the region can use the site to continue to expand. The new premises also make the location more attractive for new companies considering settling here, which will have a positive effect on local economic growth.”

When planning the project, Panattoni had to take into account the uneven terrain, with elevation differences of up to eight metres in places. Extensive earth movement is therefore required during the preliminary stages of the project. Construction work on Panattoni Park Mittelfranken is scheduled to begin in late 2020, with the premises set to be completed in late 2021.

It is hoped that the site will attract a mix of users from the production, light industrial and logistics sectors. Panattoni anticipates that all units will be let prior to construction being completed. Colliers International has been engaged as mediating broker for the premises
