Panattoni Europe expands its speculative development by 1 million sqm

Panattoni Europe, the leading industrial developer in Europe, is expanding its activities in the development of logistics parks in Germany. Since 2017, the company has already acquired sites in many top logistics regions. Panattoni’s strategy for logistics parks is focused on the regions Berlin, Hamburg, Hanover, Ruhr, Lower Rhine, Düsseldorf, Cologne, Frankfurt, Munich, Stuttgart, Rhine-Neckar and Nuremburg. By the end of 2019 the developer aims to acquire sites with a total area of approximately one million square metres in these metropolitan regions.

In addition to developing customised logistics facilities (built-to-suit), Panattoni has been active in the speculative development of logistics parks since 2016, for instance Panattoni Park Düsseldorfer Hafen, which was erected in two building phases, and Panattoni Park Frankfurt Ost in Erlensee. Both parks were completed in 2017.

The intensified focus on this form of logistics real estate is due to various factors as Fred-Markus Bohne, Managing Partner of Panattoni Europe, explains. “With logistics parks we can satisfy customer demand faster and more efficiently. Users now require available facilities at increasingly shorter notice, while at the same time approval procedures are becoming slower and more complex. We can deal with this situation by anticipating demand and providing areas on a speculative basis.” Susann Birkert-Müller, Director of Business Development Logistics Parks, adds, “The parks offer many advantages not only for users, but also for local communities. Resources and secondary services can be used jointly, and the logistics infrastructure planned and equipped accordingly.”

When choosing projects for development of logistics parks Panattoni concentrates on sites of 10,000 m2 upwards, depending on the location and region. The sites must provide the potential for development and appreciation in value, have good traffic links and if possible the infrastructure for access by multimodal transport. Panattoni builds parks on newly developed land as well as on brownfield sites which are revitalised and used for new purposes. Already existing buildings can be integrated into the development if required.
